SITE PLAN

The object of this plan is to prove that the proposed development meets all criteria for development. It normally includes a site layout, grading plan, landscaping plan, architectural elevations (renderings), and a lighting plan. For projects within a Planned Unit Development (PUD), a site plan is also the mechanism to ensure that the applicant is adhering to the conditions and plans associated with the approved concept plan and pattern book.


Nonresidential/Mixed-Use

Typically all new nonresidential buildings, and most additions to existing buildings, require site plan approval before a building permit can be issued. It normally includes a site layout, grading plan, landscaping plan, architectural elevations (renderings), and a lighting plan.


Cell Tower

Collocations of towers on existing towers or structures typically are reviewed and administratively through the Cods Department; however, all new towers must first be approved by the Planning Commission before building permits can be issued. If a new tower is to be built, the application must address the information required below.


Bed and Breakfast

To ensure compatibility with the existing residential neighborhood, Planning Commission approval is required for Bed and Breakfast uses. Furthermore, applicants most hold a neighborhood meeting, notify the surrounding property owners, and submit detailed information with their application.
