In lieu of a preliminary plat, conservation design plan is required for proposed developments containing at least fifteen (15) acres and which are to be located in Estate (ER), Low (LR), Medium (MR) and High (HR) Residential Districts. Conservation design plans are intended to help applicants avoid sensitive areas, such as the floodplain, mature trees, and steep slopes. This document serves as the initial planning tool to ensure its basic layout meets all requirements, with the ultimate intent of dividing property into smaller units. It becomes the controlling document to which all subsequent final plats for the development are compared. It generally contains information about property lines, land contours, and infrastructure improvements.
